Durham is North Carolina's fourth-largest city with roughly 317,000 residents, anchored by Duke University, North Carolina Central University, and Research Triangle Park. Housing runs from historic bungalows near downtown to newer construction near Southpoint, and it generally delivers more square footage per dollar than Raleigh or Cary. Effective property tax is about 0.99% combined, and RTP is roughly 15 minutes away.

Durham rewards buyers who love a neighborhood with a story, and it prices each story differently. Historic bungalows near Duke, mid-century ranches, new townhomes by Southpoint, all within a few miles and all completely different lives. It's the best value of the big three, and the food scene is the reason people stay.

The Tax Math
Relocating from a high-tax state?
A $500K Durham home at the official ~0.99% effective combined rate (NC Dept. of Revenue, 2025–26) runs about $4,957 a year, the FY 2025-26 combined city-county levy. That's the highest rate among my Wake County alternatives except Chapel Hill, and still less than half of New Jersey at ~2.2% ($11,000). One honest note: Durham reappraised in 2024 and the next cycle lands around 2028, so budget for assessment moves. Seniors and disabled homeowners may qualify for exemptions. Verify before you buy; I run this math on every home.
