Why you'll see three different prices

Zillow, Redfin, and Realtor.com will each quote you a different number for this town, sometimes tens of thousands apart, sometimes with opposite trend arrows. They aren't wrong. They're measuring different things. Zillow models a typical home value. Redfin tracks what actually closed, usually trailing three months. Realtor.com shows what sellers are asking today. Then all three average across an entire town, which produces a number that describes no actual house.

A citywide average is almost meaningless here, and that's the most useful thing I can tell you. Raleigh blends downtown condos, Beltline bungalows, and North Raleigh new builds into one number. We don't shop the city, we shop the submarket, and which one depends on whether you want walkable and social or quiet and spacious.

That difference funds a lot of Saturday trips to the Farmers Market. Verify current rates before you buy; I run this math on every home my clients consider.
