What Draws People Here

A university town that shapes daily life.

UNC and UNC Health anchor the local economy and the calendar. Chapel Hill runs its own district, Chapel Hill-Carrboro City Schools, keeps 730 acres of public space and 17.6 miles of greenways, and manages growth deliberately, which holds inventory tight. What The Portals Say

Why you'll see three different prices

Zillow, Redfin, and Realtor.com will each quote you a different number for this town, sometimes tens of thousands apart, sometimes with opposite trend arrows. They aren't wrong. They're measuring different things. Zillow models a typical home value. Redfin tracks what actually closed, usually trailing three months. Realtor.com shows what sellers are asking today. Then all three average across an entire town, which produces a number that describes no actual house.

That's why I pull neighborhood-level MLS comps for your price range the week you're deciding. It's the only number that matters when you're writing an offer.

My read:

Chapel Hill doesn't try to be anywhere else. Deliberate growth management keeps inventory tight and prices firm while the rest of the Triangle rebalances. You're not buying momentum here, you're buying scarcity and staying power, in a town that becomes part of your daily life.

The Tax Math

Straight talk: Chapel Hill has the highest property tax of my eight towns.

The effective combined rate runs roughly 1.06%–1.13% (NC Dept. of Revenue, 2025–26). A $600K home runs about $6,400–$6,800 a year. Still about half of Frisco, TX at 2.12% ($12,720), but meaningfully more than Apex or Cary. My Chapel Hill buyers know exactly what they're paying for: the district, the town, and neighborhoods that hold value. Verify current rates; Briar Chapel addresses pay Chatham County rates instead.

Straight Talk

Real talk on fit.

Choose Chapel Hill if

You want education-centered civic life, walkable pockets, established neighborhoods with architectural character, an independent school district, and long-term staying power over square footage.

Consider elsewhere if

Maximum house per dollar is the goal (Durham and Holly Springs win), you want new-construction density (Apex, Holly Springs), or you'd rather not be near campus energy.

What's Coming

On the horizon.

01

The town's stated 'big, bold goals around housing' signaling more housing types and infill.

02

Expanding greenway and connected trail network.

03

Transit-oriented development planning that will shape future neighborhood positioning.
